Top 3 Home Improvements Worth Investing In*

You’ve bought your house, you’ve done the decorating, now what? If you’re planning on selling to upsize or even if you’re not, there are a few ways to improve your home to increase it’s value that are worth investing in. You might need to save a little bit money or get a loan before starting and you 100% have to ensure you have the right planning permission for some of these, even if you own the grounds your house is standing on. But if you hire an architect they’ll help you every step of the way.

So what home improvements are worth investing in? These are my top three;

A Conservatory
Firstly a great way to increase the size of the living space in your home, is a conservatory. A conservatory is a desirable addition and can increase your home value. This is because a lot of families like to have extra living space rather than extra bedrooms. Some people use them as offices, some as a dining room and others use it as storage or a play room. Although they can be cold in the winter, with good heating installed and the right conservatory glass from TuffX glass they can be used all year around. You need to ensure you have enough land to build this on and that the building of it doesn’t upset any of your neighbours. After you’ve been approved to build a conservatory the rest can be straight forward as there are companies that sell conservatory packages to make the building and installation a smooth process.

A Loft Conversion
You want to increase the size of your house and add value, a loft conversion is the easiest and most obvious route to go down. So many houses have them these days and they’re a favourite of people who don’t want to move but badly need space. They’re also great if you only own a small piece of land and can’t build a conservatory or extension. Firstly you need to ensure you have the space in your loft and that the house is structurally sound enough to support and extra room. Then you need to decide on the layout and what you want up there. If your house is big enough and plumbing allows a lot of people opt for a ensuite, or you could choose a bedroom plus storage. A good architect will help you with this. Once your planning permission has gone through and your designs accepted you need to hire trustworthy contractors, Citizens Advice can help you find them. In the long run, all the hurdles you need to go over to get your conversion will be 100% worth it when you have all that extra space and a beautiful new room added to your home.

A New Kitchen
One of the simplest ways to add value to your house without having to go down the planning permission route or add an additional room is to update your kitchen. A modern looking kitchen is always something home buyers are looking for and will give your an advantage if you’re looking to sell. A kitchen diner is even more desirable so if you have room to add a sitting area, great. There are a lot of companies that do kitchen packages where you can go and look at what you want and they deliver everything then you only need to hire a joiner to fit it. In the long run it can be a small price to pay for a big increase in value, especially if you add a fitted dishwasher and oven as it saves those buying purchasing additional appliances.

Over all, increasing the value of your home is an investment and it will cost you money, but when it comes to selling (or having a better standard of living) it’s worth it!
